1. What is the approximate price of a log house?

The price of a log home depends on many factors - mainly the size, the complexity of the building, the type of construction and the standard of materials chosen. We can tailor each project - both in size and layout - so there is no universal price that applies to all types of construction.

Our portfolio includes a wide range of solutions - from simpler log cabins built from thinner, kiln-dried glulam (suitable for recreational or seasonal living, for example), to solid timber buildings made from logs or wide beams, which are designed for year-round living and have a lifespan of more than 200 years.

The final price is also influenced by the chosen standard of equipment:

• The basic standard usually includes, for example, metal or concrete roofing and plastic windows with woodwork,
• A higher standard may include, for example, all-wood or aluminium-wood windows, a different type of insulation or premium ceramic roofing.

2. How is the exact price of a log cabin calculated?

The exact price of a log cabin is always calculated individually, taking into account the size of the house, its complexity and the materials used. Already in the initial communication, we will clarify with you whether you are interested in a specific catalogue house with the possibility of minor modifications, which we can price almost immediately, or whether you prefer a customized, tailor-made project. In the case of a custom project based on your description of the layout, dimensions and other details, thanks to our in-house budget department, we are usually able to prepare an indicative quotation within two weeks.

After signing the contract for the work, we will prepare an architectural study, which is then developed into project documentation serving as a basis for the building permit. Should you require major changes to the original priced version in the course of the project, the price will be adjusted accordingly in the contract according to the extent of these modifications. This clarity and flexibility is also guaranteed by the close cooperation of our in-house design department with the construction managers.

 

3. Log shell, rough construction, turnkey construction - what is the difference between them?

The log shell is the fundamental all-wood load-bearing part of the building, and we provide a 30-year guarantee for its structural integrity. The rough construction refers to a completed timber structure without installations and foundations.

As we are an international company, in case of constructions outside Slovakia and the Czech Republic, the scope of work offered is determined by agreement and according to the distance of the construction. The shell itself with basic carpentry elements can be constructed practically anywhere in the world, which allows us to provide a quality skeleton structure also for customers abroad with regard to their specific needs and conditions.

 

4. When can a log cabin be finished and ready to move in?

It takes approximately 3 months to produce the skeletal structure of a massive log cabin, including the preparation of the timber, which can be influenced by the size and complexity of the specific project. Larger or more technically challenging log structures require more time for processing and fabrication, while smaller structures are generally completed more quickly.

The delivery time for a skeleton is also dependent on the current production capacity, so the total time from signing a works contract is usually between 3 and 6 months. After delivery of the skeleton, the finishing work on the rough construction follows, which takes approximately 6 months, depending on the materials, the scope of work and the individual client's requirements.

Turnkey construction, including interior work, generally takes 8 to 9 months, but the total lead time always depends on the specific project and the agreement with the customer.

In addition to solid log cabins, we also offer the possibility of building log cabins from glulam, which we can deliver from as little as 6 weeks depending on the complexity and difficulty of delivery. This option is suitable for customers who need a quicker solution or a smaller building.

 

5. Do I only have to choose from a catalogue, or can you also design something customized for me?

Our catalogue of log homes is primarily for inspiration and an indicative overview of the options we offer. The individual types listed in it represent basic concepts to help customers get a better idea of what their future log cabin might look like and what dimensions or layouts are common. The catalogue thus serves not as a firm limitation, but rather as a starting point for further communication and planning.

We have our own in-house architectural studio with a team of experienced designers who are specialists in timber construction. This guarantees that each project is handled with the utmost professional care and tailored to your individual needs.

The final log cabin design is always tailored to the customer's individual requirements, the specific site conditions and the technical or structural possibilities that apply in the location. Our experienced designer will ensure that the project is optimally designed on site, which means that each log cabin is unique and perfectly adapted not only to your ideas, but also to the actual building conditions.

 

6. Can you also help me with project documentation?

We can tailor the design to your specific case - if you have your own design or idea, we work with it. If we are starting from scratch, our architects will prepare a customized house design for you, scaled to suit your needs: either as a simple proposal for indicative pricing, or straight as an architectural study.

On the basis of the agreed design, we will prepare the project documentation to the extent necessary to obtain the permit according to the current legislation. We will provide you with all the necessary documents, including the situation of the building, energy assessment or fire safety, on a turnkey basis.

We tailor each design to your requirements, but we also take into account the technical conditions of the site, such as its slope, access, subsoil or local regulations - we can go through these things together on site. As a result, each of our buildings not only has its own character, but also a precise technical solution that works in the long term and without problems.

Many customers already have their project worked out before they even approach us. We are happy to work with such documents, but usually modify them to suit the specifics of the log building. If a prospective client is already planning a log cabin in advance, we recommend that they first prepare an architectural study with us, which we will deduct from the total price of the work when the contract is subsequently signed.

 

7. What is the lifespan of a log home?

Massive log structures made of spruce logs are among the most durable types of log houses - with proper design, construction and routine maintenance, they have a lifespan of 150 to 200 years, with many historic log houses in Europe and North America being testament to their longevity. Careful woodworking, quality construction details and moisture protection are key.

While spruce wood itself is naturally durable, its life is greatly extended by a suitable finish that protects the material from UV rays, fungi and weathering. Regular inspections of the condition of the coating and local treatment of damaged areas are simple and simple tasks that prevent deeper damage to the structure. As a result, the log cabin remains not only functional but also visually attractive in the long term - and can serve for several generations without the need for major renovations.

 

8. What is the warranty provided?

We guarantee the solid log structure for up to 30 years, thanks to its natural durability and proven processing technology. Other parts of the structure, such as internal partitions, finishes or coatings, are covered by a standard 3-year warranty.

Many people interested in timber houses today compare solid log buildings with so-called light timber buildings (made of thin glued or prefabricated panels). Although these structures can technically meet the basic requirements for housing, their durability and longevity over decades is limited. Thin walls made of laminated material are more susceptible to degradation, moisture and mechanical damage, and their maintenance often requires interventions in the entire wall composition.

In contrast, solid spruce log cabins are constructed of solid elements that not only structurally support the building, but also form its final surface. In practice, this means that routine maintenance - such as repainting or local sanding - is quite sufficient to maintain both functionality and aesthetics for decades. Thanks to this simple and effective maintenance, we can confidently guarantee our clients a considerably longer service life and warranty than is customary in the conventional timber construction segment.

9. What are the thermal insulation properties of log homes?

A log house is a full-fledged solution in terms of thermal protection, while it can also meet the more demanding energy requirements of modern construction. During construction, individual rows of logs are placed precisely on top of each other and thermal insulation material - most often mineral wool, sheep wool or wool strips - is inserted in the contact areas between them. This combination ensures excellent sealing and natural heat accumulation in the solid timber structure, which guarantees year-round comfortable living without the need for additional wall insulation.

However, reducing the overall energy consumption of the house requires a comprehensive approach to the design of the building - from quality thermal insulation of the roof and sandwich walls, through triple glazing in the windows, to a properly sized heating system or additional renewable energy sources (solar panels, photovoltaics, etc.). This is why our in-house architectural studio is at the client's disposal when designing the house, taking into account not only aesthetics and layout, but also energy efficiency. The result is a log house that combines natural materials with modern requirements for economical and comfortable living.

 

10. What about fire resistance?

The log homes were tested in an accredited testing institute where the materials were exposed to direct fire exposure for a minimum of 30 minutes, which is the limit set for building materials. The test was only completed after 45 minutes as the timber still showed no significant damage or structural degradation.

Rough logs have a natural ability to resist fire due to the slow burning of solid wood and the formation of a carbon layer that insulates the interior of the material and slows further burning.

Unlike some other building materials, the behaviour of solid timber in a fire is relatively predictable. Engineers can reliably calculate how long a particular dimension of timber element will resist fire before it loses its load-bearing capacity.

In addition, careful selection and application of fire-retardant coatings and impregnations that retard the ignition of wood and increase its resistance to fire also contribute to increased fire resistance.

 

11. What wood and materials do you build with?

For our log buildings we use only high quality spruce wood from selected mountain stands at altitudes of 600 - 1000 m above sea level. Wood from these areas grows more slowly, has a fine structure with dense rings, which guarantees its higher strength, resistance and durability. At the same time, we avoid stands at very high altitudes, where the trees grow even more slowly, but have a pronounced convergence and taper, which makes them less suitable for use in the manufacture of solid log walls.

We have a separate department dedicated exclusively to the selection and processing of logs and sawn timber for our buildings. This process, which is our great competitive advantage over other companies without such capabilities, is carried out in two stages, ensuring that the logs are precisely matched to strict quality parameters - a very technically demanding and precise selection process according to a detailed list of requirements that each piece must unconditionally meet. Our 35 years of experience in this field enables us to recognise even subtle differences in timber quality and guarantee that only the most suitable pieces make it into production.

Strict selection of the timber in the forest is important to us - we check the health of the trees, minimum grain twist, fast debarking within 3 days and certified sustainable harvesting (PEFC). Manual debarking and processing in our workshop ensures that the natural quality and beauty of the wood is preserved.

This expert approach allows us to build a stable and durable log cabin that will serve you for generations. Of course, we can also combine wood with other materials, such as stone, if desired.
