We spoke with Mr. Miloš Bronček, the executive of Zruby Rajec, s.r.o., about the company's success in the market. They have chosen the technology of Canadian log homes for their production system.

Your company has extensive experience in timber harvesting and processing. When exactly was it founded, and what events have shaped it into its present form?

Drevodom Rajec, s.r.o., is a private timber processing company founded in 1992. It is based in Rajec near Žilina. We acquired the know-how for building Canadian log homes in 1995. Since then, we have adapted the technology to our conditions and building standards. In 2000, the company diversified into construction and timber processing activities. Later, the individual activities merged into one company, Zruby Rajec. In 2007, we became a member of the International Log Builders' Association (ILBA), an international organization that brings together manufacturers and experts in the field of log homes. Currently, we are primarily engaged in development projects related to the construction of log homes.

Log homes can be created using various construction systems. What is the principle behind the technology of Canadian log homes?

For the construction of the walls of these buildings, we use solid wood in the form of logs. We exclusively select high-quality, densely grown spruce wood from Slovak forests located at altitudes of at least 600 meters above sea level. As additional insulation between the individual elements, we use sheep's wool. We do not cut the logs into a square profile, which preserves the hardest part of the wood around the circumference.

Log home design has certain layout limitations. Can you always meet customer requirements?

When designing Canadian log buildings, certain structural limitations and basic technological principles must be followed. However, the basic shape of the building can be experimented with to some extent (square, rectangle, hexagon). Similarly, we have developed technological processes that allow for the realization of buildings with larger floor plans and multiple stories.

Do you provide the implementation of log constructions from design to completion?

We carry out constructions according to customer requirements. We are capable of delivering the construction, starting from the log shell, through various finishing works on the rough construction (windows, doors, roofing, floors, partitions, railings, coatings, etc.), up to a turnkey building, including foundations and installations. Based on the investor's wishes, an architectural study is prepared first. Subsequently, the construction is realized, with the minimum scope of delivery being the log shell (the load-bearing part of the building).

Do you provide comprehensive construction services or do you subcontract certain works?

We handle the entire log shell construction together with on-site assembly for the investor, as we provide a 30-year guarantee for its structural integrity. We manage most of the finishing works in the rough construction phase ourselves, including wooden floors, non-load-bearing interior partitions, roof insulation, additional construction, and gables. However, for the supply and installation of roofing, windows, doors, foundations, or for customer-specific requests involving materials other than the standard ones (e.g., tiled flooring), we subcontract the work.

How long does the process take from initiating a construction project until its complete finalization?

We have three stages of construction: log shell, rough construction, and turnkey construction. The standard construction time for log shells is three months from the signing of the construction contract, rough construction takes 6 to 7 months, and turnkey construction requires 8 to 9 months.

Do you primarily receive inquiries for the construction of single-family homes and cottages, or do larger projects such as restaurants or guesthouses make up a significant portion of your portfolio?

The majority of our clients consist of private investors, followed by entrepreneurs and developers. As a result, we primarily build log houses and weekend cottages. We also undertake the construction of restaurants and guesthouses to a lesser extent. Some of our notable projects include Koliba Stráže (Zvolen), eight weekend houses near Hotel Kontakt (Stará Lesná), Koliba Vrútky, Koliba Skalica, and a golf and apartment complex in Veľká Lomnica.

Have you initiated any log cabin recreational home development projects in Liptov?

Drevodom Rajec Development is a company dedicated to realizing development projects. As part of these projects, we offer log houses to customers, which come with standard equipment including sanitary facilities, complete electrical, water, sewage, and plumbing systems, kitchen units, and lighting fixtures. The main load-bearing structure is made of solid handcrafted spruce logs with a central diameter of 300 to 350 mm. Non-load-bearing interior walls are constructed as 10 cm thick sandwich structures with a wooden cladding. The flooring consists of wooden planks, while ceramic tiles are used in the bathrooms. Heating is provided through electric convectors. Optional additional features for each house include a fireplace and a terrace. Due to the attractiveness of the location, there is significant demand for projects of this type. Therefore, we are also planning similar developments in Orava and the Tatras.

Do you focus more on a specific region or are you a company with nationwide or international operations?

We have a presence in several European Union countries (Croatia, Austria, France, Hungary, Italy, etc.). In 2008, we experienced a significant increase in interest in our products, resulting in an increased production volume. Out of the total number of projects, we execute approximately 40% in Slovakia, 30% in the Czech Republic, and 30% in other EU countries.
